A sixty (60) day eviction notice, or “notice to quit,” is a document that a landlord gives to a tenant to terminate a month-to-month or year-to-year tenancy. This type of tenancy, commonly referred to as a ‘tenancy at will,’ is an agreement between the landlord and tenant to rent property without a specified end date.
The lease ends either on the time period stated in the rental agreement or as determined by the State statutes. Once the notice is given to either the landlord or tenant, the countdown begins, and the tenant must vacate the premises by the end of the specified period or face legal eviction proceedings.
